Water Damage

Emergency restoration services are critical for home and business owners faced with severe water damage. Without prompt action, structural deterioration, fungus spore growth and permeating odors can increase geometrically. Westfair Restoration Services handles water damage with a coordinated program designed to remove water and prevent further damage.
  • We first contact the homeowner, business owner or other appropriate person to arrange for an immediate inspection of the damaged areas.

  • Trained restoration professionals visit the site and assess damages.

  • We remove all standing water with wet vacuums and pumps and dry all surfaces. Interior walls and sub-floors are then dried using high-volume air movers to circulate air at high rates of speed.
  • Carpets and padding are pulled up and salvaged wherever possible. Floors are dried completely and any necessary repair work is performed.

  • Important documents, works of art, furniture, draperies, computers, appliances and other electronic equipment are thoroughly dried and brought back to pre-damage conditions wherever possible.

  • Technicians trained in the latest techniques then dehumidify the premises to remove airborne particles, mildew, mold and odor caused by excessive moisture. Finally, the site is decontaminated and disinfected to kill bacteria resulting from organic waste with specially formulated antimicrobial solutions.

Moving and Storage of Contents

In some cases, building contents must be moved out of the damaged site and stored elsewhere until restoration work is completed. Often called a "pack-out," the procedure is similar to a household or office move with one major exception: only restorable items are moved. Moved items (furniture, electronic equipment, clothing, etc.) are stored in a carefully controlled and secure Westfair Restoration Services facility.

There are a number of reasons for moving items off the premises:
  • If the structure itself has sustained heavy damage but the contents are essentially unharmed, the contents are moved so that building reconstruction can proceed more easily (this also prevents damage to contents from the reconstruction process itself).

  • If the structure is not secure, contents are moved to minimize additional losses from vandalism or theft.

  • Some contents may be heavily damaged by water or smoke and require extensive restoration off premises (Westfair Restoration Services makes every effort to clean general contents such as small furniture, paintings, books and decorative accessories on the premises - contents are moved only when absolutely necessary).
If moving and storage are necessary, Westfair Restoration Services' crew members will inventory, wrap, box and tag every item. Once restoration has been completed, we will carefully return all furnishings to their original location.

Important Note: In any case of water, smoke or fire damage, immediate attention to cleaning and restoration is critical to minimizing both claim costs and property loss.

Draperies, Upholstery and Carpets

Westfair Restoration Services' technicians are experienced in all aspects of drapery, upholstery and carpet cleaning and restoration. Wherever possible, cleaning is performed on-site. If materials must be moved, technicians will carefully pack all items for removal to our storage facility, it is important to treat all furnishings and materials promptly to maximize the chances for full restoration to pre-damage conditions.

Draperies and Upholstery
  • All fabrics are carefully inspected and tested to determine which cleaning method is most appropriate to insure colorfast application.

  • All stains are specially treated and fabrics cleaned using Westfair restoration Services' exclusive methods and special formulas.

  • All fabrics are thoroughly deodorized to remove any smoke or mildew odors. Ozone treatments to fabric follow as a secondary procedure.
Carpet and Area Rugs

In order to remove all traces of odor and/or mildew, carpets must be thoroughly deep-cleaned immediately following a fire or water emergency. Residual effects from smoke, soot, mold or mildew odors can become permanently impregnated in the carpet fibers. Restoration methods vary depending on the type of carpet being treated.
  • In the case of carpets glued to floors, Westfair Restoration Services' technicians will removed all excess water, treat the carpet with a specially formulated fungicide, clean thoroughly using state-of-the-art machines and methods, and then retreat the carpet with fungicides and deodorants during additional cleaning procedures.

  • For carpets with pads, similar procedures are followed. It is important to note that wet pads cannot usually be restored one hundred percent and therefore are generally replaced by our trained installers.

Odor Removal

One of the most unpleasant aftereffects of smoke or fire damage is the offensive odor that can linger long after the original emergency event. Odor removal is an important part of Westfair Restoration Services' treatment package and is performed by technician thoroughly trained in the latest state-of-the-art techniques.

The goal of any odor removal operation is not simply to "mask" the odor by to effectively neutralize it at its source. Westfair uses a combination of methods to ensure that odors are completely eliminated in the damaged site.
  • Wet-Fogging Methods: These methods are particularly effective when smoke smell is light and/or the service is performed immediately after the fire is extinguished. We use an atomized deodorant which easily reaches into even the smallest openings where odors are trapped. Because a damaging residue may result with improper application, professional services are critical for this type of method.

  • Dry-Fogging Methods: Because there is no damaging residue and the deodorizer circulates more freely than with wet-fogging method. The dry-fogging method is preferred in most situations that can be effectively treated by fogging.

  • Crystals: Odor-absorbing crystals are placed in air handling systems or dead air spaces once cleaning has been completed. Lingering odors are masked with a pleasant aroma.

  • Ozone Restoration: The most powerful and permanent deodorizing method available today, Westfair's revolutionary procedure also destroys mold, mildew and related odors. We also offer special ozone chambers that can be used to remove odor from furniture, clothing, draperies, documents, etc.

Complete Electronic Systems Service

There are several reasons why restoration of your high-tech electronic equipment can be better choice than replacement:
  • Restoration is generally far less costly than purchasing new equipment.

  • It is often possible for Westfair Restoration Services' technicians to restore equipment without memory interruption, thereby minimizing loss of income liability and down-time.

Prompt action on the part of our experienced corrosion control technicians is essential for successful corrosion control. Westfair Restoration Services performs a two-stage restoration process:
  1. Emergency Treatment
    All equipment treated with special lubricants to prevent further damage to the metals. Any visible water is carefully extracted and the equipment is then dried in a specially designed controlled heat chamber. All equipment is lubricated daily throughout the restoration process, preventing additional deterioration or corrosion.

  2. Restoration
    Westfair's special ultrasonic cleaning methods offer fast, safe and complete cleaning of smoke, soot and other contaminants that can cause total equipment malfunction. Various solvents are also used in painstaking hand cleaning of each piece. Careful matching of the correct solvent with the type of material being cleaned is critical, since wrong solvents can cause irreparable damage.
Once restored, all equipment is reassembled and tested. Westfair will then contact a manufacturer's representative to have the units recertified as operational before being delivered to the homeowner or the storage facility.

Furniture Repair and Restoration

One of the most devastating effects of a fire or water emergency is the potential loss of treasured family heirlooms and antiques. However, in most cases, fine wood furniture can be brought back to life effectively by Wetfair Restoration Services' special wood restoration techniques. In fact, 90% of damaged wood furnishings can be restored to "even better than before" condition, providing restoration work is begun promptly and the wood has not been severely burned or water has not penetrated the surface beyond our control.

The restoration process is the same whether the furniture remains on site or is removed to Westfair's storage facility:
  • If the piece is water damaged, all moisture is removed in a special drying chamber. Further restoration cannot proceed until the piece is completely dry. Portable drying chambers are provided and delivered to job sites.

  • Once dry, the furniture is carefully cleaned with Westfair's specially formulated wood cleaner. This careful cleaning removes soot the damaging residue from fires, boiler explosions and puffbacks.

  • After cleaning, the furniture is placed in a state-of-the-art ozone chamber for deodorization. It takes at least 24 hours to extract residual smoke odor trapped in wood and fabric.

  • We then apply special oils and furniture polishes to restore the wood's natural beauty and color and preserve the grain, being extremely careful to polish with the grain.

  • If warehoused, the restored furniture is carefully wrapped and stored until the owner is ready for delivery, with each item inventoried and tagged.
Westfair Restoration Services' wood restoration process is equally effective in restoring the beauty of structural woods: Paneling, molding, woodwork and wood trim pieces. Our paintstaking techniques not only restore the visual beauty of each piece, but also help them retain their natural and often antique value.

Total HVAC/Duct System Cleaning

The heating and air conditioning system ducts are generally the first items cleaned and checked following a water or fire damage emergency. Because the system is usually on during the event, it can work to spread soot, smoke or bacteria throughout the structure - making prompt corrective action imperative.

In general, a professional cleaning and deodorizing treatment is both less costly and more time-saving than system replacement, therefore minimizing property losses.

Westfair Restoration Services offers complete repair and restoration of residential and commercial HV/AC systems following puffbacks, boiler explosions, fires, floods and similar emergencies.
  • To prevent further contamination, the air duct system is first backsealed, the air handling unit turned off, and filtering material placed over all registers and return vents.

  • If water damage is a problem, the system is pre-fogged with a specially formulated Westfair Restoration Services fungicide. This kills any mold or mildew that may be present and minimizes the risk of recontamination.

  • Once the system has been purged of all soot that can be physically removed, a special polymer sealer is fogged throughout the ductwork to ensure that no further fallout occurs. Deodorizers are then forced through the system to remove any lingering odors.

  • Finally, filter covers are removed and new filters installed. (If there is a possibility of recontamination, Westfair Restoration Services' crews will install additional filtering devices in the register areas and return vents until reconstruction and total restoration of the building is complete.)
